Multi-million partnership set to boost Medway towns’ property prices – according to Fusion Property
[ClickPress, Mon Mar 19 2007] The new multi-million pound partnership just announced between Medway Council and St Mowden Properties will bring massive investment to the Medway area of the Thames Gateway and give a major boost to local property prices, predicts Fusion Property.
Fusion Property provides buy-to-let investors with a one-stop solution, offers numerous buy-to-let options including; single dwellings, HMOs, houses conversions into flats.
The company identified the Medway as a property hot spot several years ago and recently relocated their offices from Crowborough in East Sussex to Chatham in Kent to maximise the investment potential.
Commenting on the announcements, Fusion MD Gregoire Godin said, “This can only be positive news for owners of property in this locality as “gentrification” of the area, property prices, which are well under the UK national average, will naturally rise over time.”

About Fusion
Fusion provides a fully inclusive service to clients, that is required to acquire an investment property; detailed feasibility studies with projected profits, financial services, property tax advice and accounting services, sourcing properties, building works, compliance with council regulations, letting and management. Clients need never speak to an estate agent, mortgage company, builder, council official or tenant.
Profits are enhanced by the company’s ability to select the right type of property, then reorganising the internal space and increasing the habitable area, thus generating more rental income. Fusion Director Charles Phélines, responsible for property sourcing and design, a former business partner of Jocasta Innes of Paint Magic fame, is an expert in transforming smaller spaces.
Fusion also designs and manages any necessary refurbishment and building work. Generally this involves converting existing, older type, properties so they offer more accommodation and improved living facilities. This can be done by adding a bedroom or a WC, or simply by modernising existing interiors, such as the kitchen and bathroom.
Typically, Fusion clients invest from savings, by releasing capital on an existing property through remortgage, or a mix to the two. Following conversion, or refurbishment a revaluation and remortgage then takes place, releasing funds back to the client (because of the increase in value of the property), allowing the client to re-use monies returned to purchase their next buy-to-let property.
