A new website has been developed which aims to cut out the middle man and save thousands for people selling or letting their properties in the UK.

yoocan.com is a unique website which enables users to sell their properties privately online, absolutely free. A number of property websites exist, however prices for the service range from £40 to £300. Unlike estate agents and other property websites, yoocan.com do not take a percentage of the property’s value or a fee for their service. The property remains on the website, with no charge, until it has been sold.

"Homeowners are currently paying over the odds to sell their property. With rising house prices, estate agents’ fees are becoming more substantial and I wanted to provide an alternative that is completely free and easy to use. As an internet enthusiast, I want to demonstrate the capability of the internet by entering a market which is conventionally thought to involve expensive fees" said young entrepreneur and yoocan.com manager, Junaid Patel.

The yoocan.com website also caters for those wishing to rent or let a property, this service is also absolutely free.

"All properties advertised with yoocan.com will also appear on our portal partner sites, including propertyfinder.co.uk, a leading UK property website, ensuring extensive exposure,"

"Homeowners who choose to advertise with yoocan.com will also receive a ‘For Sale’ board with post and fittings delivered to their door; which is also part of the free service. This will feature the website name, so that potential buyers know the details of your property are just a click away," added Junaid.

And yoocan.com does not necessarily have to be used instead of an estate agent; the two can be used in conjunction.

"Customers can choose to advertise their property both with us and an estate agent if they want to. Then if their property sells through our website, they simply don’t have to pay estate agents’ fees," said Junaid.

yoocan.com will launch in July and is set to rival supermarket giant TESCO, who are also reported to be entering the online private property sale market, although early indications suggest that they will be charging for the service.

When asked about how the website generates revenue, Mr Patel replies "Third party advertising will cover all the running costs, the venture is not intended to make profit but to demonstrate the extent to which the internet can be used ".
