Newly released market study: Lodging in the United Arab Emirates

Hotels continued to see strong growth in 2014, with current value growth of 11% only slightly below a review period CAGR of 12%. Growth is being supported by ongoing growth in both domestic and inbound tourism and ongoing strong investment in hotel construction. New hotels in 2014 for example included the Imperial Residence by Auris in Jumeirah, the Four Seasons Resort Dubai, the Capital Centre Arjaan and Capital Centre Abu Dhabi by Rotana and the Premier Inn Sharjah. Hotels however faced slightly lower occupancy rates in the year, chiefly due to supply expanding rapidly during the review period, particularly within luxury hotels. Luxury hotels accounted for 73% of value and 55% of outlets in hotels in 2014 but are continuing to lose share.

Industry Prospects

The forecast period is expected to continue to see heavy investment in hotels, with an impressive 6% CAGR in the number of outlets or over 300 additional hotels. Major projects under construction include Madinat Jumeirah's Phase Four extension, the 667 room Millennium Bab Al Qasr, the 753-roomm Damac Towers by Paramount, the 863-room The Westin Dubai in Habtoor Palace and the 473-room Sheraton Dubai on Sheikh Zahed Rd. These are expected to open in 2016. The Sheraton Sharjah Resort will meanwhile launch in 2015, alongside the Grand Hyatt Abu Dhabi, the Millennium & Copthorne Bab Al Qasr and the Ritz-Carlton Jeddah.
