Billie Redmond, CEO of Coldwell Banker Commercial TradeMark Properties (www.cbctmp.com), has announced that the firm has been selected as the exclusive agent for The Lynden Centre at Crabtree, a planned Class A, two-story, 47,000 square foot "green" building project located in north Raleigh, adjacent to the 54-mile Raleigh Greenway System and the Crabtree Valley Mall. The environmentally-friendly project is aiming for USGBC LEED Gold Certification and will be built on a previously developed site using the principals of deconstruction and reuse of materials to protect the Neuse River Basin and surrounding habitat. The building is designed to achieve a small carbon footprint, to be highly energy efficient and to conserve water in an eco-friendly controlled environment. Key "green" features of The Lynden Centre at Crabtree include:

• Pre-wired for solar electric generation
• High performance Solar Ban 70XL glass curtain wall to control heat gain and loss
• On-site 26,000 gallon storm water cistern retention for landscape irrigation and toilet flushing
• High efficient Trane HVAC allowing for off-hour individual tenant control
• Landscaped roof garden designed with local drought tolerant plants, shrubs, and natural organic materials
• Solar hot water for domestic use
• Exterior office automatic light controls
• Indoor Atrium waterfall feature providing humidity for the lobby
• Solar white elastromeric roof for solar reflection
• Low flow toilets to conserve water
• Designed to maximize ambient lighting
• Green tenant improvement design guidelines

Green features associated with The Lynden Centre at Crabtree are designed to save tenets operating cost savings of at least $1.00 per square foot, or nearly $50,000 annually compared to traditional building projects. The building’s solar generations have the potential to increase costs savings to more than $1.50 per square foot. On-site storm water re-use and landscape irrigation have been designed to reduce water consumption and offer additional savings on annual operating costs.

A recent study conducted for the California Sustainable Building Task Force shows that an initial increase in upfront costs of approximately 2% for green design will yield lifecycle savings of more than ten times the initial investment, or 20% of total construction costs (based on a conservative estimate of a 20-year building life).

Owned and developed by Trailwood Building, LLC, The Lynden Centre at Crabtree will offer state-of-the-art suites ranging in size from 5,000-43,000 square feet. The project is currently in the pre-leasing stage. Construction will begin at the 50% pre-lease mark and is scheduled to take 12-13 months with a 1st Quarter 2010 target date for completion.
